After You Filed a Claim
Already had a claim and it is less than three years old? Our Expert Damage Assessment has resulted in our clients receiving significant additional settlements even three years later, and could result in the same for you! |
What is your risk if you don't call us? You may have damages you are unaware of. Those damages could results in $$$-tens of thousands of dollars-$$$ you have to pay to remedy damages that should have been part of the insurance settlement. You may not notice them now, though once they have gotten worse and become obvious it may be too late. If that is not bad enough, the insurance companies are now much more likely to perform underwriting inspections. Underwriting inspections are used to determine risk, which means they may find the damages and raise your premium or worse cancel your policy.

CLAIM PREVENTION ASSESSMENTS
More and more Insurance Companies are raising DEDUCTIBLES. In fact the insurance companies want to raise deductibles to percentages 1%, 2%, 3% and even 5%! What does that mean for you? A $300,000 property would have a minimum deductible of $3000 and could be as high as $15,000!
More and more Insurance Companies are performing underwriting inspections and holding properties to stricter and stricter standards for coverage. What Does This Mean to you? It means YOU PAY MORE IN PREMIUMS unless you reduce their risk! It could mean your roof is not covered for hail or wind or it could mean your siding is not covered for hail or wind.
Our Claim Prevention assessment can eliminate those costly smaller claims such as wind driven rain into the attic from ventilation . Our service can eliminate risks that cost you more in premiums with simple inexpensive fixes.
BUYING OR SELLING ASSESSMENTS
Selling your property
Our Pre-Listing Inspection Services have resulted in Sellers like YOU receiving significantly more MONEY! Why buy a new roof or wait until the buyers inspector notifies you the roof must be repaired or even replaced. Yes Roof certifications can be purchased, though the cost is often as much as your insurance deductible. Would your property be worth more with a new roof? With New Gutters & Downspouts? With new paint, with repaired or replaced siding? YES! We know most RE Agents want YOU to pay to prep your property for sale. They are afraid of involving insurance because they do not understand it, maybe they themselves have had a bad experience, or worked with the wrong people. Most are unaware of the services CLAIM ANIMALZ provides and our success rate. Don't let their lack of knowledge and understanding cost you thousands! Remember too that it's their fiduciary responsibility to get you the best return on your property, not them. There is no cost for our initial assessment. What you get are the facts you didn't know and use to make the best decisions. If we determine damage has been caused by what is normally a covered peril and a claim is filed, your only risk is the deductible, and even then only if the insurance company determines the damages should be covered by your policy. We have been responsible for many Real Estate Transaction Success Stories. One such success story started with the seller hiring us. He had a RE Broker listing his property and she was nervous about involving an insurance company. The seller had started repainting his property himself and had no idea he had siding and roof damage. The RESULT was new roof and new paint... saving the seller his time and money for painting and any possible disruption caused by the buyers inspector finding the damages to the roof. It Gets Better... the appraiser tried to reduce the sales price $10,000 because the home backed up to a busy street. The realtor and seller successfully argued that the reduction should be waived due to the new roof and paint! In the end the seller was not out any time or money for paint, had no disruption to the sale due to the damaged roof and gained $10,000 on the appraisal! WE Call that SUCCESS!!! |
Buying Property
Our Pre-Buying Inspection Services have resulted in Buyers like YOU saving thousands and getting a better property. We have been hired by clients after they purchased property and found out they could not insure their roof or another aspect of the property or they must accept a high risk policy with very high premium to protect their investment. Yes property (buyers) inspectors reveal problems however none pretend to be Hail experts or covered peril experts. Some may state roof condition is poor and others may state they believe the roof has been damaged by hail... unfortunately some miss it completely. Don't Risk your investment and your Hard Earned Dollars! We have been responsible for many Real Estate Transaction Success Stories. One such success story started with the buyers realtor contacting us. The inspection revealed a roof that needed to be replaced. The seller was an estate and there was no money in the estate to fix the roof. The buyer was in a position of being forced to walk away or pay for a roof. The seller had their own expert inspect the roof and he told them it was not hail damage. We inspected and the RESULT was a new roof compliments of the insurance company. |
FAQ
1) Claims follow the person not the property
1) Yes and no... Insurance companies can fault an area for crime because it is higher risk, They can fault a property owner for not shoveling a walk and causing unsafe conditions. If you live in a zip code that gets hit by hail whether you file or not if a significant number of people file claims the entire zip code becomes a higher risk and everyone, even those not filing will get an increase.
1B) If you are caught waiving a deductible it is considered fraud and it will follow you and likely result in you being considered a high risk by the insurance industry and result in higher premiums.
1C) If the insurance company and or industry believes you are prone to frivolous claims it will follow you around.
2) Your premiums will go up
2) If your claim results in $20,000 in repairs how much would your premium have to rise before it was not worth it? Even if your insurance went up $1000 per year, which in our experience is highly unlikely, it would still take 20 years to catch up to the amount of the claim. NOW add in the opposite if you do not make the claim. That's right. Your insurance will go up because of the hail in your zip code and one or two years from now an underwriting inspection will reveal the damages and you will be cancelled. Think it doesn't happen... THINK AGAIN. We have clients it happened to and it's happening more and more. Besides that insurance agents and brokers hire CLAIM ANIMALZ to do underwriting inspections, if they are hiring us they are hiring others too.
NOW... 1 more thing... what will happen to the buyer a few years from now if their insurance gets cancelled? Will they pursue you and your broker? This is AMERICA... of course they WILL! So why take that kind of risk?
